A HOME FOR TODAY. OPTIONS FOR TOMORROW.

The wrong property can cost you more than money.

You find a home you love. The price feels right. But years later, when your family needs more space, will that decision help you move—or hold you back?

I help you look beyond today's price. Together, we assess what you can afford, who may buy from you later and what your next chapter needs.

A personal conversation. A clearer next step.

THE DIFFERENCE BEHIND THE NUMBERS

The same development.
Different unit decisions.

Each example compares two units within the same development. Explore how the unit, purchase price and selling timeline can shape an outcome.

Before you choose a unit, understand what could affect its outcome.

Let's review my property decision

01 / LOOK BEYOND THE OBVIOUS

The asking price doesn't
tell the whole story.

More listings, opinions and market headlines can make a decision harder. Start with the questions that affect your life after the transaction.

01

“Am I buying value
or just buying cheaper?”

A lower price per square foot can hide an awkward layout, competing supply or a smaller pool of future buyers.

Compare the full picture.
02

“If I sell now,
what can I buy next?”

The offer you accept and the home you can afford are connected. A sale needs a plan for what follows.

Plan both sides of the move.
03

“What if life changes
before the market does?”

A new job, a growing family or a different priority may change your timeline. Your plan needs room for that.

Test your options early.

THE PERSON BEHIND THE CHECKLIST

Hello, I'm Raymond.

Raymond Ang, Singapore Property Strategist
13years in Air Force engineering
16years in Singapore property
7checks in the ESSENCE Framework

The ground control system had to pass every critical check before I could sign it off as fit for flight.

For 13 years, I served as an Air Force engineer responsible for the Ground Control Station—the critical link between ground teams and unmanned aircraft. I inspected the system, identified abnormalities and verified its operational readiness before signing it off as fit for flight.

No assumptions.
No shortcuts.
Every check mattered.

Drawing on 16 years of property experience, I apply the ESSENCE Framework: a seven-point checklist covering Entry, Supply, Spending, Efficiency, Need, Cost and Exit.

It helps me look at what supports a property's value, what could hold you back and how it fits the life you are planning.

A sound property decision should continue supporting you as your needs and plans change.

03 / THE ESSENCE FRAMEWORK

Seven checks.
One considered decision.

From your entry price to your eventual exit, each check brings a different part of the decision into focus.

01 / Entry

Are you entering at a sensible price?

Compare the asking price with recent transactions, alternatives and the market cycle. A low price alone does not make a sound purchase.

WHAT THIS CLARIFIESA clear price comparison

A framework to test assumptions and discuss risks. It does not predict or guarantee returns.

04 / START WITH YOUR SITUATION

Before the decision,
ask the questions that matter.

A home to buy. A home to sell.
Let's work through what each means for you.

Before you buy01

The project looks right. Does the unit?

You've visited the showflat, compared prices and found a development you like. Then comes a different decision: which unit, at what price? A higher floor, an extra study or a nicer view can change what you pay—but each needs a reason beyond first impressions.

I help you compare the actual units, what makes them liveable and who they could suit when you eventually sell. We work through the trade-offs before you commit your savings.

  • What are you paying extra for?
  • Who would choose this unit later?
  • Does the commitment fit your life?
Compare my property choices
Before you sell02

Before you accept the offer, know what it leaves you.

An offer arrives, and the number sounds promising. But after the outstanding loan, CPF refunds and selling costs, what will you have available? And if you're moving, will it cover the home you actually want?

I help you work through what stays in your hands, what your next home could require and how the two transactions fit together. Then we plan the pricing and marketing around your property and the buyers it suits.

  • What remains after the sale?
  • What could your next home require?
  • How will the moving dates line up?

A CONVERSATION WITH A PURPOSE

From “I'm not sure”
to “I know my next step.”

You don't need all the answers before we speak.

  1. 01

    Tell me what matters.

Your plans, concerns, budget and timeline.

  2. 02

    We look at the trade-offs.

Compare your options and check the assumptions behind them.

  3. 03

    Leave with a clearer direction.

Understand what to investigate, prepare or do next.

BEFORE WE TALK

A few things
you may be wondering.

Should I sell first or buy first?

The sequence depends on your available funds, housing loan, CPF position and moving timeline. Reviewing both transactions together helps identify funding or accommodation gaps before you commit.

Is a new launch always better than resale?

There is no single answer for every household. Compare total price, usable space, condition, completion date, competing supply and future buyers. The right choice needs to fit your plans as well as the property.

What should I prepare for a consultation?

Start with your property type, preferred location, approximate budget and timeline. If you are selling or upgrading, your outstanding loan, CPF housing usage and available funds help us make the discussion more useful. You do not need to submit sensitive financial documents through this form.

Does the ESSENCE Framework predict returns?

No. It is a structured way to compare properties, identify risks and test assumptions. Market conditions and personal circumstances can change; no checklist can guarantee a selling price or return.
